Strip Center owners prefer this real estate asset class to both anchored properties and single tenant properties due to the risk diversity and ease of tenant replaceability. These centers typically have higher CAP rates given the non-credit nature of the tenant mix. Tier Two strip centers tend to be the largest (square-feet) of the three tier types having both nationally recognized, credit tenants mixed with regional and local styled tenants. Tier One centers are credit tenant filled, located in the best location and are generally of newer construction. These centers command the highest rents and the lowest CAP rates.
